A beginner’s guide to buying a home through our mortgage brokers

For many, especially first-home buyers, the thought alone of purchasing a property and going through the home loan process can seem daunting and disheartening making it feel like it’s out of reach. We’ve made it simpler for you by outlining the steps below when you want to begin your home loan journey with one of our lending specialists. 

Step 1 Book a discovery call

Chat with one of our lending specialists to get to know you, your goals and, your financial situation to tailor a plan for you.  

Step 2 Let us find the right loan 

We will undertake research and analysis to figure out which lenders best suit your individual needs. 

Step 3 Learn about the different options that could work best for you 

We will book some schedule in time with you to discuss available loan packages and explain the reasons behind our recommendations. 

Step 4 Choose a lender right for you 

Consider what loan features and benefits are right for you and we will work together to identify a lender aligned to your requirements, preferences, and financial situation. 

Step 5 Your home loan pre-approval is underway

A preapproval will be arranged on your behalf. We will gather all the information and documents necessary to do so. Once this is finalised, you will receive confirmation from the bank that your loan is pre-approved.  

Step 6 You are ready to buy and start looking for properties

Using Kaleido Loans’ free tools and resources, you can start looking at properties you are interested in purchasing. Once you have found a property, make an offer and if it is accepted, we will get started on your loan for formal approval. A holding deposit will need to be made following your decision to place the property under contract to you. If you want to purchase a property at an auction, we will advise you accordingly to ensure you are ready to bid.

Step 7 Valuation

If there are no issues with the property or current building, determined by a building and pest inspection, we will arrange a property valuation.  

Step 8 Get your loan approved

At this stage, you will receive your formal loan approval. Your loan offer will be ready for you to review and accept. We will help you go through the details of your loan to get you to the final and last step. 

Step 9 Final deposit payment and settlement

After receiving your formal approval, contracts will be exchanged unconditionally, and you will need to pay the remaining deposit. Prior to settlement, you will undertake a final inspection. Your solicitor/ conveyancer will coordinate your settlement. Wait for the good news of settlement completion and get ready to pick up the keys to your home! 

Step 10 Ongoing support

Our team aims to offer strategic guidance focusing on your individual touchpoints along the home buying journey including post-settlement. This means you will receive a complimentary 12-month review to ensure your loan remains suitable and competitive down the track.
